Auctions are won before auction day. Because an auction bid is unconditional, everything that would normally be a condition — finance, building report, LIM, legal review — has to be finished before you raise your hand. In East Auckland, where auction remains a common method for family homes, that preparation is the whole game.

For Buyers

On Pre-Auction Offers

A strong pre-auction offer can bring the auction forward and put you in front of buyers who have not finished their due diligence. It is a legitimate strategy — but be clear-eyed: it also alerts the market that the property has serious interest, and if the auction proceeds you have shown your hand. It works best when your offer is strong enough to be genuinely compelling, not as a probe.

For Sellers

Auction creates a deadline, and deadlines create competition. But an auction only works if the campaign has done its job first: three weeks of qualifying buyers, checking their readiness, and managing price expectations so the room contains people who can actually bid. An auction with two unprepared parties in the room is worse than a well-run private treaty campaign.

What the Reserve Does

The reserve is the confidential minimum you will accept. Below it the property is not "on the market" and the auctioneer may make a vendor bid to move things along — a normal and regulated part of the process that we explain in what a vendor bid actually means.
