The hardest part of downsizing in East Auckland is rarely selling the family home — it is deciding what comes next, and the two main options are financially very different in ways that are easy to miss. After decades in a large home in Northpark, Dannemora or similar, the upkeep eventually outweighs the benefit, and the move becomes as much a financial decision as a lifestyle one.
Townhouse or Retirement Village?
This is the decision that deserves the most thought, because the ownership structures are not comparable.
- A modern townhouse or lock-up-and-leave unit — a new build in Flat Bush, a unit in Howick — keeps you in full freehold (or unit title) ownership. You retain the asset, you capture any future capital growth, and it passes to your estate. You also remain responsible for it, though at a far smaller scale.
- A retirement village offers community, security and often graduated care, which can be exactly right for the next stage. But the financial structure is usually a Licence to Occupy with deferred management fees, and you generally do not capture future capital gains. That is a genuine trade-off, not a catch — it buys services and simplicity — but it needs to be understood and reviewed by a lawyer before you sign.
Neither is the "smart" choice in the abstract. One preserves capital and control; the other buys ease and care. Which matters more is personal.
Buy First or Sell First?
The logistical knot. Selling first gives you certainty about your budget but can create a gap where you need somewhere to live; buying first secures your next home but exposes you to carrying two properties if your sale takes longer than expected. In a steady market, aligning settlement dates is often achievable with careful coordination; in an uncertain one, selling first is usually the more conservative path. The right answer depends on your equity position and your appetite for risk, not on a rule.
