Buyers form their first impression of a home within seconds of stepping inside, and most of what follows is them looking for reasons to confirm it. Preparing an open home in East Auckland is therefore less about tidying and more about removing objections before they form. The checklist below is what we run through with sellers before the first Saturday.
The Pre-Open Checklist
- Light everything. Every curtain open, every lamp on — even on a sunny day. Lamps fill the shadowed corners that make rooms read as smaller than they are.
- Air the house properly, then keep scent subtle. Heavy air freshener reads as concealment. Open the windows for an hour beforehand; that alone does more than any product.
- Depersonalise, don't empty. Buyers need to picture their life in the house, which is hard next to your family photos. But a stripped-bare house feels cold — the target is a home someone else could move into, not a showroom.
- Clear every horizontal surface. Benchtops, vanities, windowsills. Clutter reads as "not enough storage" even when storage is ample.
- Fix the small broken things. A sticking door, a dripping tap, a blown bulb. Individually trivial; collectively they suggest deferred maintenance, and buyers price that in.
- Handle the driveway and entry last. The seven seconds start at the gate, not the front door.
What Actually Moves the Offer
Presentation raises the ceiling; it does not fix a pricing problem. In our experience across 82 East Auckland transactions since January 2025 — median sale price $1,301,000 — the campaigns that produced multiple offers combined solid presentation with correct pricing against genuinely comparable recent sales.
